We must have a contract before we can represent you
Vermont requires that a written agreement (Contract) must exist for an agent to be representing the buyer. If a such a contract does not exist we must, by law, represent the Seller's agency and thus ultimately the Seller. In addition Vermont requires that we present you with an Agency Disclosure which outlines your right to representation and explains who an agent is representing in a transaction.
A contract establishes the responsibilities of Red Door Real Estate to you and also your responsibilities to us. The contract contains information such as how long it is in effect, how we are compensated, and what type of property you are looking for.
We understand that many people hesitate to enter into a contract. We can appreciate your concerns about committing to work with an agency which you haven't had a relationship with and don't know the agents well, or at all. We are happy to structure a contract so that it covers only particular properties, days, or other short timeframe. With a contract structured in this manner we will only be representing you for the properties we show you. If you feel that you don't want to work with us for additional properties you are free to seek representation with another agency.
Our philosophy is that we have to earn people's trust but at the same time we need to follow the law and protect our interests. We hope after people get to know us they realize that we can be very helpful in their pursuit of a property and are willing to commit to us for any property they might be interested in. There is something to be said for working with one agent since you can develop a level of trust and they can get a good feel of what you want in a property. In some cases that trust does not develop and we are better off not working together.
Our Buyer Agency contract has been written by attorneys specializing in Real Estate transactions and has been approved by the Vermont Association of Realtors. It covers as many eventualities as possible and protects both you and Red Door Real Estate. This is a standardized contract and not all paragraphs are applicable to all transactions. Our business insurance company requires us to use standard contracts to make sure that they don't assume increased liability.
