Attorneys perform a number of functions in a real estate transaction.  First, they should be consulted, if you have questions, before signing any documents.  Your Purchase and Sale contract should include an attorney review provision.  It is wise to take advantage of this clause and have an attorney look over the contract for any possible problems.  Finally, in Vermont, attorneys typically do the title search on properties.  The Title Search is done to insure that you will have "clean" title to the property and that no one can make a valid claim against the property at the time of closing.  You should consult with your attorney on all these items and about the purchase of a Title Insurance Policy.
